"Surf City Beach Derby" - Sunday, October 21st, 2012


The 2nd Annual "Surf City Beach Derby"

Surf City Beach Derby - Huntington Beach, CA

Will be held on Sunday, Oct. 21, 2012
Hosted at the Huntington Beach Pier

In addition to Live Surf Music and a Costume Contest ...

There are a variety of Athletic Events going on. 

They will have a 2K, 5K, 10K, and a Half Marathon Scramble.
Dick’s Sporting Goods has provided an Obstacle course on the sand.
There is also a Fun Obstacle Course built for kids ages 5-7.

The Surf City Beach Derby and Project Self-Sufficiency
are bringing the community together by creating this eventful day
 to help all of us remember fun times and create new ones !!

The 10 miler starts at 6:45am and the 10K will begin at 7:30am.
 The 5K will start in waves beginning at 7:30am and the 2K waves will begin at 8:30 am.
The Kids events begin at 9:30am.

 "Help raise funds to support Project Self-Sufficiency"

P.S.S. helps single parent families in transition by providing education, training support, transportation and housing assistance, links to the community and other networks of support.

Standard Ways to Determine Home Values

A comparative market analysis and an appraisal are the two most common and reliable ways to determine a home's value.


Your real estate agent can provide a comparative market analysis, an informal estimate of value based on the recent selling price of similar neighborhood properties. Reviewing comparable homes that have sold within the past year along with the listing, or asking price on current homes for sale should prevent you from overpricing your home or underestimating its value.
A certified appraiser can provide an appraisal of a home. After visiting the home to check such things as the number of rooms, improvements, size and square footage, construction quality, and the condition of the neighborhood, the appraiser then reviews recent comparable sales to determine the estimated value of the home.

I only moved to this city a few months ago and I'm glad that I did.

I just found out that every Tuesday from 5:00-9:00pm
There is a Street Fair and Farmer's Market
on Main Street in Huntington Beach
(1st-3rd blocks between PCH and Orange Street)

They will have Fresh Cut Flowers, Baked Goods,
                                                              Original Artwork including Glass and Ceramics.
Clothing, Gifts, Collectibles and lots of Food.

I see there will also be Musical Groups, Magicians and other types of Live Entertainment.
It looks like there is something for everyone to do and enjoy.

Advice for "For Sale By Owner"

            This blog is for the "For Sale By Owners".
     
     In the first place, I would like to congratulate you for the important decision you have made on selling your  property; I hope everything goes nice and smoothly. I would like to provide you with some important information about the process of a real estate transaction. Some points to consider when selling a property are:
·       After finding the right buyer and negotiating the best deal, have the buyers be pre-approved by a trusted lender to make sure he or she will close successfully.
·       Once you have chosen the escrow and title company, have the buyer deliver the good faith deposit.
·       Make sure to follow all seller’s guidelines and requirements providing disclosures on timely manners.
·       Disclose everything you know about the property and the area where the property is located.
·       Have all agreements in writing.
·       Provide all California Real Estate Disclosures to the potential buyers.
·       Buy a Natural Hazard Disclosure Report for the Buyer .
·       Keep a copy of the buyer’s signed acceptance of all reports, disclosures and agreements.
·       Make sure the buyer orders a professional property inspection to avoid future legal disputes.
·       Buyer will appreciate it if you pay for a one year home warranty.
·       Appraiser may request some minimum repairs, smoke detectors and carbon monoxide detectors.
·       Once escrow is opened, money deposited, disclosures are delivered to the buyers, and inspections are done, have the buyer remove any contingencies, so he or she will not walk away a month later for any reason other than the loan approval.
·       Title and escrow company will make sure that the property is free and clear of any liens.


     A California Real Estate Purchase Contract can guide you on the minimum requirements of the sale.. A
real estate transaction is meticulous, sensitive and detailed. Make sure to consult a legal advisor, and a
tax consultant for any concerns.

located at the enterance to the HB Pier
on PCH at Main Street.
 
It is expected that there will be over 50 vendors
selling their homemade gifts, crafts and artwork.
 
The Art-A-Faire begins on Friday, October 12th, 2012
 (Opening at 12:00pm)

They will also be there on Saturday, October 13th 
and Sunday, October 14th
(Opening both days at 10:00am)

They will be closing by 7:00pm or Sunset, whichever comes first.
 
 
I am looking forward to seeing all of the original and creative things that people make.

I received a call from some potential buyers a few days ago.
They finally decided to take advantage of the real estate market and purchase their first house.
I explained the process by telephone and met with them the next day in my real estate office
 where I collected all of the necessary documentation for the lender.
They were concerned about being able to qualify, but to their surprise, they do qualify!
They have excellent credit and enough funds for a down payment.

I am proudly announcing that we will soon have new members added to the home ownership family of Anaheim, CA.
I am looking forward to helping them and guiding them through the purchasing process,
as well as finally give them the keys to their future home !

The wait is long and the process meticulous. Realtors have to work for months to be able to obtain a short sale approval. In many cases, after a few months of procesing and consideration of the purchase price offer, the lender counters with a larger amount.
In other cases, the buyer may decide not to buy the property anymore. In the worst case scenario, the lender can decide to foreclose on the property instead of approving the short sale.
Today, I have a good story to share. My client had two lenders and both of them have approved the sale. We are schedule to close escrow by the middle of October, 2012.
In this particular case, I am representing the seller and the buyer so I am very happy to be able to help make both of their real estate intentions possible.

It did not take long for her to be convinced that I should be the one who would represent her
 with one of the most important decisions of her life, the purchase of her first house.
She wanted to purchase in Moreno Valley, CA. 
Since she is an independent contractor and can do business anywhere she goes.
 
During our first appointment to preview property, we found the property she liked.
She instructed me to submit an offer and negotiate on her behalf.
 
I was so lucky to have the listing agent work with me and accept my client's offer.
Just last week, after a long wait, the listing agent replied to my short sale status inquiry 
with the great news that the offer was approved by both lenders who held liens against the property.
 
When I called my client with the great news, she got so exited!
She can't wait to begin the escrow process. She will soon have the house she has been waiting for!

I was able to make one more family's dream come true. On September 29, 2012, the city of Anaheim adopted a new family to its home ownership group. The Lopez family has successfully concluded the purchase of a 3 bedroom, 2 bath townhouse in Anaheim.
I would like to express my sincere appreciation to my preferred lender who helped me close one more transaction on time.
One of the most difficult parts of a real estate transaction has been to be able to close escrow on time. Every seller is hoping to close their transaction within the terms of the contract because they have to arrange many other things concurrently,
so it is crucial to have a good lender who can do so.
