            This blog is for the "For Sale By Owners".
     
     In the first place, I would like to congratulate you for the important decision you have made on selling your  property; I hope everything goes nice and smoothly. I would like to provide you with some important information about the process of a real estate transaction. Some points to consider when selling a property are:
·       After finding the right buyer and negotiating the best deal, have the buyers be pre-approved by a trusted lender to make sure he or she will close successfully.
·       Once you have chosen the escrow and title company, have the buyer deliver the good faith deposit.
·       Make sure to follow all seller’s guidelines and requirements providing disclosures on timely manners.
·       Disclose everything you know about the property and the area where the property is located.
·       Have all agreements in writing.
·       Provide all California Real Estate Disclosures to the potential buyers.
·       Buy a Natural Hazard Disclosure Report for the Buyer .
·       Keep a copy of the buyer’s signed acceptance of all reports, disclosures and agreements.
·       Make sure the buyer orders a professional property inspection to avoid future legal disputes.
·       Buyer will appreciate it if you pay for a one year home warranty.
·       Appraiser may request some minimum repairs, smoke detectors and carbon monoxide detectors.
·       Once escrow is opened, money deposited, disclosures are delivered to the buyers, and inspections are done, have the buyer remove any contingencies, so he or she will not walk away a month later for any reason other than the loan approval.
·       Title and escrow company will make sure that the property is free and clear of any liens.
